Moving House in Scotland: What Is Different

If you are buying in Scotland for the first time, the process is not the same as in England, and a couple of the differences affect when you can book your removal.

• The Home Report

  Sellers in Scotland provide a Home Report before a property is marketed, including a survey and a valuation, so you see the condition of the house up front.

• Offers and missives

  Offers go in through a solicitor, often by a closing date. Once the missives are concluded the deal is legally binding, which is a good point to confirm your removal date.

• The date of entry

  Scotland's equivalent of completion day. It is agreed in the missives, so it is usually fixed well ahead, which makes planning the move more straightforward.

• LBTT, not stamp duty

  Scotland has Land and Buildings Transaction Tax instead of Stamp Duty Land Tax, with its own rates and bands. Your solicitor will confirm what applies to you.

• 1. Video survey

  Walk through the house on a video call, or send room by room videos on WhatsApp to 07861 930529. Our video survey page shows what to film.

• 2. Written quotation

  A clear price and plan for your move. Packing and export wrapping are optional and priced here if you want them.

• 3. Packing, if you want it

  A full pack, a part pack covering the fragile items only, or you pack and we load. Your choice.

• 4. Parking

  At the survey we tell you if a parking suspension is needed for loading. Booking it is your responsibility, and we can book it for you for a small extra fee. Our parking permits guide explains how it works.

• 5. Moving day

  Furniture travels under padded blankets and covers, and everything is placed in the rooms you want at the new address. Unpacking is available on request.

• 6. Delivery or storage

  Straight to your new home, or into our containerised store until you are ready for it.

Storage When the Dates Do Not Line Up

Your belongings are held in sealed, numbered containers at our Oxfordshire store and listed against your inventory. Our own crews handle the move and the store, so it is one booking and one number to call, and when the new home is ready we deliver to Scotland or wherever you are moving to.
